- Determine what size accommodation is needed, number of rooms and location, ground floor or not, is it in a complex, is it noisy/private and does it have plenty of light and is it airy?
- Consider the monthly rental when looking, after all it isn’t wise to pay a high rent and be left with no disposable income for entertainment or living or indeed for utilities and other bills.
- Is the location of the potential flat or apartment near to schools, shops, amenities, is it near a loud nightclub or a busy road intersection; there are many factors to be considered for this one.
- Are the utilities, ground rates and community charges (if any) included in the rent, and if so what percentage – how is it heated, this can make a big difference to your utility bills.
- Dou you have pets, are you allowed to keep pets?
- Do you smoke, and is the apartment or flat a non smoking accommodation.
- Do you own a vehicle (car, motorbike or cycle) and is there facility for parking/storage?
- What in house amenities are there, and do you really want to pay for them and what does the deposit cover?
- Is the lease or rental contract subject to any clause which may restrict your notice period or the landlord’s notice period and are there any restrictions or governances placed on the property?
- Who is responsible for repairs arising from what; this can be a real issue if not resolved at the contract signing stage.
